British Land has secured a 158,000 sq ft letting to an AI company

British Land has confirmed the letting of 158,000 sq ft of office space to AI company Anthropic at its One Triton Square scheme near Euston station in London.

The company will join a cluster of global pharmaceutical, robotics, AI and technology occupiers at the Regent’s Place campus.

Since its launch in October last year, the building, jointly owned with Royal London Asset Management, offers more than 300,000 sq ft of sustainable, purpose-built space. This includes fitted laboratories, Storey flexible workspace, premium offices, and shared meeting and event facilities. The scheme is currently 78% let, with a further 16% under offer. The deal with Anthropic marks the sixth agreement British Land has completed with the AI firm.

In an unaudited trading update for the financial year ended 31 March 2026, British Land reported around 1.7m sq ft of campus lettings during the period, 6.3% ahead of ERV and 20% above previous passing rent. A further 295,000 sq ft is currently under offer, at 17% above ERV.

Simon Carter, chief executive of British Land, said: “In campuses, we are seeing accelerating demand from a new wave of AI and innovation-led occupiers, driving strong rental growth in what remains a supply constrained market.”
