Gary Neville’s development company, Relentless Developments, has resubmitted plans for its proposed Stocktons build-to-rent scheme in Manchester after scaling back the height of the project following a previous planning refusal. The revised proposals, designed by SimpsonHaugh, have been submitted in partnership with Liquid Business Manchester and would deliver 723 homes across two residential towers on Great Ancoats Street.
The latest submission follows the unanimous rejection of the original scheme in January. Earlier proposals featured towers of 50 and 25 storeys containing 750 homes but faced significant opposition over concerns relating to daylight impacts on neighbouring properties and the loss of the historic Stocktons warehouse building.
In response, the development team has reduced the scheme by five storeys and removed 27 apartments from the plans. The revised proposals also include changes to the tower façades and provision for 4,385m² of office space.
The build-to-rent development would include 50 affordable homes, representing less than 7% of the total residential provision. These homes would be offered at Manchester Living Rent levels and managed through a lettings policy agreed with Manchester City Council.
Commenting on the revised proposals, Anthony Kilbride, chief executive of Relentless Developments, said:“From the outset, we have been determined that Stocktons should combine exceptional quality with meaningful social value.”
He added that the affordable housing element “will help key workers access high-quality homes in one of Manchester’s most exciting and rapidly evolving neighbourhoods. We believe this approach delivers genuinely affordable homes as part of a high quality, large-scale, build-to-rent development.”
If approved, the towers would form Relentless Developments’ first build-to-rent scheme, with construction expected to begin in late 2027 and complete in 2032.
