Fusion Student has submitted plans to finally bring a long-stalled Manchester city centre tower site forward for development.
Fusion Student wants to build a 39-storey, 818-bed purpose-built student accommodation scheme at 10-12 Whitworth Street West, near Deansgate Locks.
Domis Construction is advising the developer on planning and has prepared the project’s construction and logistics plan. Gardiner & Theobald is acting as cost manager, while Amber is the MEP engineer and Shear Design is providing structural engineering services.
The vacant site has been the subject of two previous schemes that never progressed.
Planning permission was granted in 2009 for an 18-storey hotel before consent was secured in 2016 for the £125m Vision Manchester build-to-rent development.
The 35-storey scheme, comprising 327 apartments, failed to proceed after the site’s previous owner entered administration.
Tri7, now part of Fusion, acquired the site for £16m in 2024 and has returned with proposals for a taller student accommodation tower.
The 122m bronze and copper-coloured building has been designed by Corstorphine & Wright.
The car-free development will comprise a mix of studio apartments and cluster flats, alongside a rooftop gym, wellness space, café, lounges, bars and outdoor terraces.
The site is located opposite Property Alliance Group’s Axis tower and close to Glenbrook’s proposed 44-storey development and Salboy’s Viadux cluster.
